We’re looking for an air-traffic controller. Ok, not quite – but we are looking for someone to fill an equally important role in our rapidly expanding team. The Listing Coordinator is the keystone of our sales and logistics systems. Like controlling air-traffic, the Listing Coordinator guides our agents and clients smoothly through the listing/closing process. Driven by details and artful in their efficiency, the LC orchestrates the flow of information between our agents, our marketing team & our clients – calmly, confidently & conscientiously.

Responsibilities include:

Regular, effective communication with sellers to include progress reports and feedback from all showings, support the Listing Specialist by updating the contact database as needed, update and maintain all listing materials and prepare pre-listing packages, as well as assist in coordinating staging, signs/lockbox delivery, photography, repairs, and home improvements required for showing the properties. Input and update listings accurately into the MLS, arrange flyers and marketing materials including home showcase movies and mass emails, and organize Pre-MLS broker open houses.

Past experience in real estate with listings, marketing, and/or closing coordination is a large plus for this position. If you have a FL real estate license, that too is a great plus (but not required). If you’ve done this in the past please be sure to indicate this.

Compensation:

The listing coordinator is an hourly position and will be compensated based on candidate’s experience.

Prior Experience & Education:

Real Estate experience is preferred but not required.  Training will be provided and will be ongoing.

Interior design proved to be the beginning of Rainey Lane’s 22 year journey into the world of real estate. After receiving her Bachelor’s degree in design from Florida State University, she has taken her love into the world of construction and remodeling of luxury homes throughout Central Florida. She is a specialist in the Orlando area and since she is a fifth generation native, she has personally witnessed the development of the greater Orlando area.

 

Rainey’s family has been in the cattle industry for nearly a century and Rainey has continued that rich tradition with cattle investing. Florida homeowners may receive $5,000 to $20,000
in relocation assistance.
 
 
 
Bank of America encourages distressed homeowners to explore a short sale as a viable option for avoiding foreclosure. To that end, for a limited time we are offering enhanced relocation assistance to help motivate homeowners to engage with us on a pre-offer short sale. An additional benefit for these pre-offer programs – such as the Home Affordable Foreclosure Alternatives (HAFA) and Bank of America’s proprietary program – is that deficiency may be waived for the homeowner.

Eligibility:

  • Homeowners with property in Florida
  • Short sales initiated without an offer between September 26 and November 30
  • The customer will have to be eligible for one of the without offer programs such as the HAFA program or our proprietary program (specific investor participation and eligibility criteria do apply to these programs)
  • Successful closing of the eligible short sale by August 31, 2012
  • Minimum relocation assistance is $5,000 and maximum is $20,000, with the specific amount calculated based on the unpaid principal balance

Exclusions:

  • Ginnie Mae, FHA, VA and USDA loans are ineligible for participation
  • Lot loans are ineligible for participation
  • Properties outside the state of Florida are ineligible for participation
  • Short sales initiated with an offer are not currently eligible for the enhanced relocation assistance

Q: Do I have to do anything differently when initiating or completing the short sale?

Q: Will the relocation assistance funds be reported on the HUD-1?

A: Yes, they will be documented on the HUD-1, and a 1099-MISC will be issued.

 

Q: Can the relocation assistance funds be used to pay off existing liens?

A: Yes, if the investor approves it.

 

Q: Is the relocation assistance added to any other incentives, such as the HAFA or Bank of America proprietary program incentives?

A: No. A homeowner will receive the $5,000 to $20,000 in place of the typical incentive paid out by these programs.  The relocation assistance is essentially an enhancement to the standard payout offered on these programs.

End of the Buyer’s Market for Lake Nona?

The Tide is Turning for Sellers in Lake Nona!

 

Driving around Lake Nona the last few weeks…there is definitely a buzz in the air.  I see buyers everywhere!  I even had a few approach me at the gas station.    It’s no wonder that Lake Nona has become the premier place to live, raise a family, or retire.  It seems the word has translated to actual numbers and the market is changing and improving a bit for sellers.

A nice listing came up the other day in Nona Crest, so I called some of my clients immediately to let them know…nice water view pool home being sold “REO,” or “Real Estate Owned” by the bank.  These homes are priced way below market in order to attract multiple buyers and are a commodity in today’s market because they can be closed quickly (30-45 days) which is very helpful for those buyers trying to capitalize on the first time home buyer’s tax credit.  Well…we were there to view the home within hours of it hitting the market.  I had to pinch myself as I pulled up to the property…there were 3 families ahead of us to tour the home.  We had to wait in line!  Just a week prior we had submitted an offer substantially over asking price in the same neighborhood and found we were competing with 15 other buyers!  Wow.

 

On a national scale, home sales rose 46% in the last 30 days.  The first time homebuyer tax credit is likely largely responsible, however, I believe the buying trend will continue here in Lake Nona at least through the summer, credit or no credit.

 

Here are the most recent numbers:

 

There are currently just 211 single family homes for sale in zip codes 32832, 32827 just eliminating the western portion on 32827 that is not in the Lake Nona High School district. They range in price between $80,000 to as much as $5,895,000.  This is over 50% less inventory than one year ago.

 

There are currently 155 homes under contract.  Of these, 110 are short sales with extended contract times which significantly skews this figure.  That leaves 45+ homes under contract that are NOT short sales and more likely to close within 30 days.  However, this shows buyer activity in the area is WAY up!  The asking price at the time these homes went under contract ranged from $100,000 to $4,495,000.

 

In the last 30 days, 28 homes have sold.  I imagine that number to be significantly higher next month as well as June until the tax credit expires.  Sold homes range in price from $149,900 to $1,225,000.  The most interesting figure to me is that of the 28 homes that sold, 17 sold for asking price or over asking price!  If this continues (note the word, “IF”), home prices may begin inching back up.  Buyers need to act quickly, even if after the tax credit expires, to take advantage of still low interest rates and pricing at the bottom or possibly just up from the bottom.  My advice is to find out the market value of the home based on SOLD statistics and offer accordingly.  Offers under market are easily beat out and frustrating for buyers needing a home for their family and wanting to make an investment at the bottom of the market.  The longer the delay, the more likely prices and interest rates will continue to rise.

 

Sellers still need to price their home competitively and stage it to look its best…but be encouraged!  Your home is in demand!

 

 

In summary, we seem to be moving back, however slowly, toward a more balanced market.  I find myself wishing there were more homes to sell to meet the demands of all eager those buyers!!

Now, I know most people are saying to themselves “What can a guy that makes signs know about real estate?”  Okay, you got me… not much.  I am a simple creature that loves graphic design that strives to keep a sign shop from running me.  Furthermore, I pledge to each and everyone of you not to be an expert in your industry.  However, there is something going on in the real estate industry that is notable and worthy of sharing.

The philosophy of marketing and branding according to Keller Williams Realty.

Stefan Swanepoel’s report on “The Most Recognizable Brands for 2009” showed Keller Williams Realty as most recognized brand.  

Why is that?  In my opinion, it’s the agents with Keller Williams Realty that have made the company the most recognized brand.  Gary Keller’s philosophy in marketing and branding allows the agent more freedom than any other national real estate franchise.  Now, some might think that allowing the agent to use their own logos on their marketing materials could dilute the corporate brand. Remember the NAR survey? It was NAR that concluded that prospects choose to do business with real estate agents – not real estate companies. Gary embraced this concept and now the proof is in the pudding, so to speak.  The irony of this report is that the most recognized brand is a brand that does no advertising, marketing or promotion for itself.  Franchises, brokerages, and offices could learn something from this AND agents should learn something from this also.

A few years ago, there was an article in the Keller Williams Realty publication “OUTFRONT” that I think illustrates the mind of Gary Keller:

…three out of the four ‘for sale’ signs on one particular street were Keller Williams signs.  “Look at those signs – every one of them is different.  You might not even know that they’re Keller Williams unless you really looked at them,” commented Mary Keller.  I appreciated her observation, but said, “Maybe you’re missing the real point:  Our agents have the listings.”  •  Keller Williams® Realty OUTFRONT • Vol. 2  No. 5  Pg. 3
